NATURE AND SCOPE OF POSITION:

Plan, oversee and participate in skilled maintenance, construction, installation and repair of electrical, plumbing or HVAC equipment and systems; train and provide work direction to maintenance personnel and work crews as assigned; maintain district facilities in safe operating condition; maintain preventative maintenance program; and resolve immediate operation and safety concerns while ensuring the safety of students and staff of the district.

ESSENTIAL FUNCTIONS:

This list of essential job functions is not exhaustive and may be supplemented as necessary. Depending upon individual assignment, the employee may perform all or a combination of several of the following duties:

• Installs, modifies, maintains and repairs interior wiring and cables, connections for electric machines, switches and controls, fuse boxes, breaker panels, distribution and instrument panels, buzzer and bell circuits, public address and power circuits.
• Installs, adjusts, maintains and repairs electric motors, equipment and instruments such as pumps, clocks, lamps, stoves, timers, fans, elevators and power tools.
• Inspects electric systems and equipment to detect and correct faulty or worn parts.
• Installs, maintains and repairs pipes, drains, basins, tubs, faucets, lavatories, sinks, water coolers and valves.
• Repairs fixtures in shop by refacing, repacking and reseating valves, cutting and threading pipe, bending pipe, replacing pump bushings and washers, and testing valves and other pressure equipment.
• Inspects, maintains and repairs a variety of water mains, fixtures, sewer lines, valves, plumbing, heater, water, cooling, refrigeration and other systems and parts.
• Prepares and cleans surfaces by use of sandpaper, burners, scrapers, sanding machines, dusters and paint removers.
• Installs and repairs locks, weather stripping, brackets for mirrors and draperies, linoleum, tile, gutters and down spouts.
• Repairs farm, automotive, kitchen, laundry and shop tools and equipment, including motors, valves, electric appliances and steam equipment.
• Prepares surfaces for welding; uses arc or acetylene welding and burning equipment.
• Mixes and applies paints to furnishings, equipment and exterior and interior surfaces of buildings and other structures.
• Performs glazing, paper hanging, stencil lettering and repairing of plaster, cement and marble; repairs floors, screens, windows, sashes, doors, furniture, fixtures, stairs, cupboards and roofs.
• Inspect and diagnose problems using computer skills and reading blueprints, schematics, and repair manuals.
• Obtain supplies and repair parts from distributors or storerooms.
• Utilize specialized equipment, electronic test devices, and common hand and power tools.

OTHER FUNCTIONS:

• Serves as member of the operations team of the district; performs related duties consistent with the scope and intent of the position.

MENTAL DEMANDS:

• May experience frequent interruptions.
• Required to deal with a wide range of student, staff and public behaviors.
• Required to meet strict repair deadlines.

PHYSICAL DEMANDS:

• Prolonged standing, sitting, bending, stooping, crawling and other physical exertion required.
• Required to work on ladders and roofs up to the height of 50 feet.
• Safety awareness on construction, repair and emergency sites required.
• May be required to return to work during off-hours for emergencies.
• Exposed to dangerous or hazardous conditions.
• Required to wear protective gear.
• Required to work outdoors in inclement weather.
• Required to lift and carry heavy supplies, materials and equipment in excess of forty (40) pounds.
• Required to drive between sites.

POSITION MINIMUM QUALIFICATIONS:

• Ability to distinguish cleaning chemicals and hazardous chemicals.
• Knowledge of maintenance safety procedures, including safe lifting techniques.
• Proficient in the construction trades, including carpentry, plumbing, pipefitting, refrigeration, painting, glazing, plastering, locksmithing, welding, electrical and other trades.
• Skilled in operating hand and power tools as well as electronic, computerized, and other equipment used in general maintenance technical specialty.
• Knowledge of materials and tools and ability to operate equipment to perform job.
• Ability to inspect, evaluate and diagnose most structural, mechanical, electrical, HVAC and plumbing problems.
• Ability to read and interpret blueprints, schematics and repair manuals.
• Ability to operate computer using district approved software.
• Ability to perform basic math including calculating measurements, quantities, etc.
• Ability to shift priorities with little or no advance notice.
• Skill in communicating with staff, students, community and vendors in a positive manner.
• Ability to follow verbal or written instructions.
• Ability to work independently with minimal supervision.
• Ability to maintain confidentiality as appropriate.
• Ability to establish and maintain effective working relationships with a variety of others.
• Ability to perform physical activity in a variety of working conditions.
• Ability to comfortably and safely lift, move, or carry objects in excess of forty (40) pounds.
• Ability to prepare and maintain accurate records.

EDUCATION, LICENSE, CERTIFICATION, FORMAL TRAINING:

• High school graduation or equivalent and experience in maintenance and repair, including a wide range of the building trades to include HVAC, Electrical (High and Low voltage), Plumbing, Carpentry etc….
• Valid Washington State driver’s license.
• Valid First Aid/CPR card maintained for duration of job.
• Experience dealing with school-aged children preferred.
